Cove Boulevard is the developer's 30-storey tower in Dubai Land Residence Complex (DLRC), rising over two basements, a ground floor and four podium levels, with a rooftop on top. It is a mixed-use address: 149 office units sit alongside the furnished apartments, for 436 units in total. The residential split is 172 studios, 62 one-bedroom, 48 two-bedroom and 5 three-bedroom apartments, all handed over furnished. For an owner who wants to work and live in the same building, or an investor who wants two tenant pools under one roof, the format is worth a close look.
The podium and rooftop carry the shared facilities. There is a rooftop infinity pool and a separate family pool, a clubhouse, a fully equipped gym, a jacuzzi, an outdoor yoga area and a barbecue terrace, with landscaped gardens and green walkways between them. The entrance is designed as a grand lobby with a meet-and-greet lounge, parking is generous, and the tower has direct access to neighbouring parks. On the road, E66 and E611 are reached directly, and Academic City, Dubai Outlet Mall, Dubai Silicon Oasis and Global Village are all close by.
The developer offers two payment routes. Option one is 60/40: 60% while the tower is built and 40% when it completes. Option two is 70/30: 70% paid by completion, with the remaining 30% spread over three years after handover in quarterly instalments. Work is at foundation stage, with the developer reporting 10% overall progress and the sub-structure at 23%, against an estimated completion of Q2 2028.
