Cove is the building that started the developer's Cove series in Dubai Land Residence Complex (DLRC), the Dubailand district off E66 and E611. It is a block of furnished homes in four sizes: studios, executive studios, one-bedroom and two-bedroom apartments. Furniture is included with each unit, which keeps set-up costs down for an owner moving in and lets a landlord put the unit on the rental market straight after handover. The location is quiet by Dubai standards, with Dubai Outlet Mall and Academic City nearby and the main leisure attractions of Dubailand within reach.
A feature of Cove is that the amenities are spread across the building rather than confined to one podium floor. Residents have a clubhouse, a fully equipped gym, sauna and steam rooms, a jacuzzi, a barbecue area and sitting areas, along with a children's playground and an indoor kids' zone. The developer describes it as a vertical community, and the intent is that the shared spaces get used on the way in and out rather than visited on special occasions.
Two payment options are published: a 60/40 plan, or a post-handover plan under which 30% of the price is paid over three years after you receive the keys. Building work is well past the halfway mark on the structure, with the developer reporting 44% overall progress, the sub-structure complete and the superstructure at 94%, against an estimated completion of Q1 2027.
