RAW District by Imtiaz

RAW District is Imtiaz Developments' mixed-use scheme in Downtown Jebel Ali, on the Sheikh Zayed Road corridor towards the southern end of Dubai. The developer describes it as a Dh2-billion development that puts serviced residences, offices, co-working space, wellness, dining and culture on one site. The outdoor plan follows the same thinking: co-working areas and meeting pavilions, a conversation pit, a padel court and a half basketball court, a family pool with a pool bar and a floating pavilion, and themed gardens including a sensory garden with mist, an edible garden and a labyrinth garden with a family lounge. The developer's gallery shows studio and one-bedroom interiors.

Location is the main argument. Downtown Jebel Ali sits on Dubai's main highway, and the developer's community page lists a metro line and an employment and business hub among the district's benefits. Its reference points for the site are Palm Jebel Ali, Dubai Marina, Expo City and the future Al Maktoum International airport. Buyers here are taking an early position in a district that is still filling in, rather than paying for one that has already matured. The whole release sold on launch day, and the developer's second phase, RAW District 2, went the same way, which says a good deal about how the market read that position.
